OLG’s Process Leads to Successful Project Completion

When you engage OLG Services, you’ll experience a true partnering relationship. We don’t just include the term “partnering” as an expected element of project delivery—we “walk the talk” every day. We collaborate with you to develop creative cost and schedule solutions, and resolve unforeseen issues before they have a chance to impact the schedule or cost. The following is an overview of how OLG Services delivers value and success on our projects.

1. Understand

Listen to understand your goals and intended outcomes.

This is the most-critical step. What’s needed? How will success be measured? This is almost always an in-person meeting accompanied by a site visit. It’s helpful to talk to those who will be working in the facility or using the final product.

2. Schedule

Develop a project schedule.

Keeping a project on schedule is crucial. We use digital and cloud-based management tools to provide up-to-the-minute tracking of schedules. At the start of the project we develop a digital Gantt construction schedule that our site superintendent monitors on an iPad. Being cloud-based, the entire team has immediate and equal access and adjustments are instantaneous.

3. Budget

Create and stick to a budget

We are sensitive to how much things cost and therefore we’ll always be looking for ways to save money. We do this through cost containment, value engineering, and adherence to project schedules (because time is money).

4. Project Documents and Reporting

Document, track, and report

OLG Services has developed processes and procedures for managing all aspects of the construction program, including submittal review, QA/QC, schedule adherence, and cost containment.  To enhance communications and increase efficiency among the team, we upload construction documents to our cloud-based server utilizing Plangrid. This allows instant access to electronic drawings for our construction team via iPad.

5. Safety

Make sure everyone goes home safe and sound

Our Safety Management Process demonstrates our commitment to creating and maintaining safe, incident-free construction sites. We go beyond mere compliance to provide oversight of every facet of safety management on the jobsite. We develop a culture of safety, educating everyone about the importance of rules, monitoring performance, and continuously improving all activities. This comprehensive approach complies with OSHA and local regulations and places a priority on safety and accountability at every level.

6. Site Management

Establish ground rules

Before work begins, OLG Services establishes clear site management policies and procedures. We begin by focusing on safety and a sensitivity to the tenants and/or adjacent property owners who will be affected by the construction activities. Construction boundaries are delineated, fenced, and gated. Site access is strictly controlled. Staging areas are set for storing of material and equipment. Safety policies are enforced by the site safety manager. These include PPE, workzone cleanup, tool and equipment inspection, trenching and excavation, vehicle traffic, fall protection, scaffolding, ladders, and hazard communication.

7. Types of Work to be Subcontracted

We are selective as to the subcontractors we trust

OLG Services is a Construction Management company and will subcontract the major trades. We have established relationships with local labor and material suppliers in Murfreesboro, Tullahoma, Manchester, and the surrounding area. Our subs are highly qualified, affordable, and conscientious. These relationships bring a level of trust that results in cost estimation accuracy and strict budget controls. When we build in new areas, we immediately begin building trust among the local market.

8. Quality Assurance

We deliver quality

All projects overseen by OLG Services will be led by at least one project manager during construction and through the close-out phase. During the construction phase the project manager will maintain (via Procore) current record sets of all construction documents, current document logs (RFIs, RFPs, Field Modifications), current submittal log and weekly action item list. Submittals for major trades (concrete, masonry, structural framing, mechanical, plumbing and electrical) are reviewed by OLG Services before submission to the owner/designer for approval. A daily/weekly job report is also maintained through Procore and is available for the City’s reference. The project manager ensures through onsite visits that all safety measures for the work being performed are compliant with OSHA standards as well as all work being performed is in strict accordance with the design documents.

9. Closeout Procedures and Punchlists

Finishing well

Procore includes a powerful feature that monitors and tracks issues as they occur. These issues are typically handled on a daily basis, and therefore are resolved long before they become “punch list” items at the end of the project. When the final punch list is generated, they are tracked by Procore until final items are completed.

10. Customization

It is important to note that our is fully customizable. We’ll adjust to conform to what is best for your goals, budget, and timeline. In addition, OLG Services can get involved and enhance your project at any stage. For example, if the design is done, we’ll verify the design is sound and practical and then execute the construction to achieve the best outcome. If you have a contractor you prefer, we can provide construction management to provide assurance of success and performance.
